A standard home inspection is a visual examination of the physical structure and major interior systems of a residential building consisting of one to four dwelling units.
During an inspection, the inspector will review the readily accessible exposed portions of the structure of the home, including the roof, the attic, walls, ceilings, floors, windows, doors, basement, and foundation as well as the heating/air conditioning systems, interior plumbing and electrical systems for potential problems.
Home inspections are not intended to point out every small problem or any invisible or latent defect in a home. Most minor or cosmetic flaws, for example, should be apparent to the buyer without the aid of a professional.
Here are some of the requirements of a licensed Home Inspector Duties.
1. Structural or foundational problems.
2. The age and condition of the roof.
3. The grade of the house and whether it’s prone to water issues.
4. Whether there's mold in the house.
5. The appliances, HVAC system, and wiring.
6. Fire safety.
7. The state of the plumbing system.
I encourage my customer in being there at some point during the inspection. It is relieving for the customer to visually see that the issue in the report is not as bad as it looks.
11th MONTH NEW HOME WARRANTY INSPECTIONS
Most Builders offer a one-year warranty on the new home. We will come out during the 11th month and perform a full home inspection before the builder's warranty expires.
Our non-invasive inspection is based on observations of the visible and apparent condition of the interior and exterior of the structure, including its major systems and components. Following your inspection, you will receive a comprehensive report, complete with photos that include information on any material defects observed on the date of the inspection. Armed with this information, you can take any necessary steps to hold your builder and his subcontractors to their warranties while they are still in force.
In many cases, items might be discovered during a warranty inspection for which the builder is not responsible (for example, adjustment to a garage door opener installed by the homeowner), but it nevertheless presents a safety hazard that needs attention.
The purpose of the home inspection is to provide the client with documented information on the condition of the structure. Cosmetic and aesthetic conditions shall not be considered.
